NEW FLEET OF CARS FOR CGT LETTINGS

CGT Lettings have recently taken delivery of 3 new Seat Ibiza cars from the Seat Blade dealership in Gloucester.

The bright yellow cars have been specially sign written using the Company’s colours and logos.

David Baker, Managing Director of CGT commented, ‘We think that the cars look really bright and attractive. We’ve no doubt that people will see us coming!’

Good News For Landlords

BUSINESS AWARDS 2010 In association with southwestbusiness.co.uk

CGT Lettings have been nominated as one of the five finalists in this year’s Business of the Year Awards under the category ‘Small Business of the Year’.

Anne Compton, one of the judges, confirmed that she’d sat on the judging panel for many years but had rarely seen such a huge number of top quality entrants.

David Baker, Managing Director of CGT Lettings, was delighted to learn of his Company’s nomination. David said ‘I am thrilled that all of our hard work, professionalism and dedication to our industry has been recognised by the judges. All of the Directors and staff of CGT will be boosted by the news’.

The winners will be announced at a gala evening on Thursday October 7th, at the Centaur, Cheltenham Racecourse.

CGT – Gold Service Property Management

Our Gold Service Property Management is becoming more popular.  This is a unique guarantee from CGT to pay the rent into landlords’ bank accounts within 20 days, regardless of whether the rent has been paid by the tenant.  The risk of tenant default is increasing across the UK, even in Cheltenham.  Personal bankruptcies are at their highest levels for nine years and belt-tightening in all areas of the economy doesn’t make things any easier for landlords.

Whilst the tenant might be good for the rent at the start of the tenancy, they may lose their job at a later point of the tenancy.  Tenants are staying longer in their properties, during which time, their circumstances may well change.

One area where economising does not pay is the quality of service.  Landlords should ask how they would be affected if the tenant did not pay their rent. If a tenant defaults, It takes between four and six months in lost rent and usually close to £1,000 in legal costs before you regain possession. Cheltenham office

CGT Lettings (formally Cheltenham Residential Lettings) started life in October 1987 and moved to 119 Promenade in 1996 which is now the business flagship office.

The Company was formed by David Baldwin who is a director along with Paula BaldwinDavid Baker and Sheila Heath.

There is a very committed team, headed by Justin Lawrence, managing over 550 rental properties.

The centralised Accounts Department, headed by Sheila Heath, the Finance Director, is also based on the top floor of the Cheltenham office.

The area of Cheltenham is 45.51 km² and the population is 110,000. The density of population is 2,396/ km².

The grid reference of Cheltenham is SO 9422 and ONS code is 23UB.

Cheltenham is famous for its many festivals such as Cricket, Music, Gold Cup and Literary and now we can add Science, Folk, Jazz and Cheese.

The Literary Festival has recently celebrated its 40th year. The Gold Cup which was first run in 1924 is the most prestigious steeplechase in the UK and the Cricket Festival is the oldest in the world.

Cheltenham came top in a recent survey to place the country’s 1,833 postcode areas in order of desirability beating Mayfair, Chelsea and Kensington.
