Why Property Inspections Matter More Than Ever

At CGT Lettings, protecting landlords and supporting tenants goes beyond finding the right renter. It’s about caring for the property throughout the tenancy — and that’s where our Property Inspectors come in.

We’re proud to have introduced three inspections per year across our managed portfolio. This is more than just a check-up; it’s a step forward in line with the Renters’ Rights agenda and our commitment to compliance, care, and community.

Why three inspections?

Traditionally, many agents only carry out one inspection a year. We believe that isn’t enough. By visiting each property three times annually, we:

  • Spot issues early – from maintenance concerns to lifestyle changes that might affect the property.

  • Protect landlords’ investments – by addressing small problems before they become costly.

  • Support tenants – helping them raise questions, understand responsibilities, and feel confident in their home.

Why we employ our own Property Inspectors

Some agents outsource inspections to external companies. We don’t. At CGT, we believe in employing our own inspectors — and here’s why:

  • Familiarity matters – when the same inspector returns each visit, they build a relationship with the tenant and truly understand the property.
