CGT to offer new type of service: CGT Commercial

Following on from the launch of CGT sales in 2019 and CGT investments in 2020, we have been conducting further research on new areas we can diversify as a business and new service offerings we can provide to our valued clients. The aim of CGT for the future is to be able to assist with any property related query, our mission statement is to provide THE property solution for all in Gloucestershire and surrounding areas. During our research, we have received many enquiries from our residential landlords regarding commercial property they also own such as shops or office space. Due to the excellent service we have provided with letting out their residential properties, they have enquired if we can help find them tenants for these commercial properties too.

It’s clear that there is a gap in the market for a letting agent who can turn their hand to both residential and commercial property in Gloucestershire. As a result of this, we have decided to launch ‘CGT Commercial’, a new arm of the company which will offer the same great service we have been providing to tenants, landlords, vendors and buyers to commercial landlords too.

How will this work?

As with everything we do, we wanted to get this 100% right and with commercial leases, its important we have the guidance and support of a local solicitor. Therefore, following several months of research, we have decided to partner with Red Kite Law who, once we have found the tenants, will draw up a legally binding lease for the commercial unit.

How much will this cost?

From my research, it has been evident that most commercial leases with a local solicitor cost in the region of £1200+VAT and more, however due to the partnership we have created with Red Kite we are able to advertise your premises, find you the tenants, arrange the lease and ensure everything goes smoothly with the tenants first few days of the tenancy for a fixed fee of £1195+VAT (plus the cost of an inventory if you require one). This means local commercial landlords will get the use of an agent and a solicitor created lease for a very reasonable sum.
