Landlords, stop worrying your rent isn’t going to be paid.

Its rubbish but all we seem to be hearing about at the moment is about cost of living rises, inflation increases and strikes from all manner of companies and organisations across the UK. Everyone is worried about being able to afford things.

As a landlord, this may cause you to be concerned about your tenants ability to pay their rent. Of course, if they can’t pay their rent, this will have a knock-on effect on your income, perhaps even effecting your buy-to-let mortgage payments.

If you are worried about this, then you really don’t need to be, and this is why;

Here at CGT Lettings, we have the best rent guarantee scheme in the county. Its so good, that our underwriters don’t offer it to other letting agents. We’ve been with them for so long and are so trusted to manage our tenant arrears that we continue to operate it well.

It only costs you around the same as a coffee a week from Starbucks.

The best bit is that its all managed by us in house, so there is no applying to loss adjustors and big delays with getting this money to you. We know from some rent guarantee schemes that you can be waiting months even after you’ve proven your tenants haven’t paid. With us, if your tenant doesn’t pay by the 20th of the month, we will pay you. We then recoup the funds back from our insurers.

It’s just £20 a month and it covers you for 12 months’ worth of rent not paid AND your legal costs and assistance should you need to evict your tenant due to non-payment of rent.

So, if you want to continue doing the maintenance yourself and liaising with your tenant direct, we can still protect you with this scheme. It also means that should your tenant fall into arrears, we do all the chasing, so there’s no awkward conversations about missed rent on your part with your tenant.
