Deposit, Rent & Damage Protection – Total Peace of Mind

At CGT Lettings, we offer a complete protection package for both tenants and landlords, covering deposits, rent, and property condition.

In addition to our TDS-registered deposits and ARLA-backed rent protection, we offer Damage Protection Insurance through The Lettings Hub—included with selected management packages.

What Is Damage Protection Insurance?

This insurance-based cover protects landlords against unexpected property damage during a tenancy—without the need to deduct from a tenant’s deposit.

It includes:

  • Accidental damage – such as spills, breakages, or cosmetic issues

  • Malicious damage – including damage caused intentionally by the tenant or their guests

  • Theft by the tenant – covering loss of fixtures, fittings, or furnishings

  • No excess – unlike traditional insurance policies

  • New-for-old policy – landlords are covered for the full replacement cost

This allows for quicker resolution at the end of a tenancy, reduced disputes, and improved landlord protection—all while giving tenants clarity on how damage is handled.

Why It Matters

  • For landlords, it means less reliance on the deposit and more comprehensive protection.

  • For tenants, it ensures transparency—damage is assessed fairly and doesn't automatically result in full deposit deductions.

  • For everyone, it promotes smoother check-outs and better relationships.

Secure, Compliant, and Fair

As with all aspects of our service, CGT Lettings ensures:

  • Your deposit is protected with the Tenancy Deposit Scheme (TDS)

  • Your rent is handled securely and safeguarded through our ARLA Propertymark Client Money Protection

  • Your tenancy is supported by modern protection tools, including optional Deposit Replacement Schemes and Damage Protection Insurance for added peace of mind
