Holding Fee & Tenant Fees – What You Need to Know

At CGT Lettings, we aim to make the rental process clear, fair, and stress-free.

If you’re interested in one of our properties, it’s essential to contact your local CGT office as soon as possible to register your interest. To reserve a property, we will require a holding fee, which is subject to contract and must be paid in cleared funds (debit card, *credit card (*may incur surcharge), or bankers draft).

When the Holding Fee Is Non-Refundable

Your holding fee may not be refunded if:

  1. You or any joint applicant withdraw from the application after referencing has begun or paperwork prepared.

  2. The tenancy does not commence within one calendar month of paying the holding fee due to delays caused by you.

  3. You or a joint applicant fail referencing or credit checks, or receive unsatisfactory references.

  4. You provide false or misleading information that cannot be reasonably explained as a mistake.

Please note:

  • The holding fee does not guarantee a tenancy or oblige the landlord to proceed.

  • If the landlord decides not to proceed for their own reasons, the holding fee will be refunded in full.

  • No interest is paid on holding fees.

Permitted Tenant Fees – What You Can Expect

In compliance with the Tenant Fees Act 2019, CGT Lettings only charges permitted fees:

  • Holding Deposit: Equivalent to one week’s rent (deducted from first rent or deposit)

  • Security Deposit: Capped at five weeks’ rent for rents under £50,000/year

  • Late Rent Fee: 3% above the Bank of England base rate, after 14 days

  • Lost Keys or Security Devices: Charged at replacement cost

  • Tenancy Amendments (at tenant’s request): £50 (or actual cost if higher)

  • Early Termination (at tenant’s request): Reasonable costs incurred by landlord
